Advertisement agreement for individual residential search

Valid from the 1st of February 2010.

General

The advertisement agreement between Bostad Direkt Stockholm AB, VAT. Nr. 556456-5785, hereafter referred to as Bostad Direkt, and the individual that purchases Bostad Direkts advertisement package “Search for a residence”, hereafter referred to as the advertiser. The advertisement package is valid for 45 days at www.bostaddirekt.com.

Terms & Conditions

  1. The advertiser must be an individual who is at least 18 years of age.
  2. The advertiser must pay an advertisement fee of 695 SEK to access the residential search in Stockholm County, 295 SEK to access room seach and 295 SEK to access the residential search in other parts of Sweden. A text message-subscription to your cellphone is an optional extra and costs an additional 50 SEK for 50 text messages. No refund will be given on unused text messages.
  3. Bostad Direkt registers the advertiser’s personal details in its database.
  4. Bostad Direkt reserves the right to hand out the advertisers personal details to individuals interested in subletting their residence and see the advertisers own advert in the “Find tenant” search section on Bostad Direkt's website.
  5. Bostad Direkt reserves the right to collect details about the advertiser at a credit information company and divulge these details to the registered individuals who are interested in subletting their residence.
  6. The advertiser gains instant access to Bostad Direkt's existing residential advertisements “Private Residences” along with contact details to every landlord.
  7. The contact details of landlords acquired by using Bostad Direkt, are for personal use only along with any individuals living in the same household. Should any contact details be shared with a third party in any way this will lead to an immediate suspension from the service as well as a 20.000 SEK fine for every infringement. Bostad Direkt also reserves the right to demand compensation for any damages arising from these actions.
  8. The contact between the advertiser and the landlord is not comparable to a housing agency. There are no further mediation fees.
  9. Bostad Direkt can not be held legally responsible for any faulty information and/or civil lawsuits between advertisers and landlords, whatever it may be.
  10. Bostad Direkt cannot guarantee that the advertisement package will lead to a leasing contract.

Length of agreement

The agreement is valid for 45 days from the day that Bostad Direkt receives and registers the advertiser's payment.

Limitations

  1. Bostad Direkt reserves the right to immediately cancel the advertisement agreement if:
    - The advertiser releases contact details of landlords to a third party of any kind.
    - The advertiser has given false details and/or abused our service.
    Furthermore a 20.000 SEK fine will be applicable for every infringement. Bostad Direkt also reserves the right to demand compensation for any damages arising from these actions.
  2. No reimbursement of the advertising fee will be given at interruptions or technical problems with email newsletters or text message-subscriptions. Due to reasons that Bostad Direkt can not influence the text message-service does not have a hundred percent delivery rate. This is due to the nature of mobile text message delivery systems as well as which service provider the advertiser is currently using.
  3. The advertisement agreement can not be paused or frozen in any way. No refunds will be paid out if the advertisement package does not lead to a leasing contract.

Other

The terms and conditions of this agreement may be changed by Bostad Direkt without prior notice.

Advertisement agreement for individual room search

Valid from the 1st of July 2011.

General

The advertisement agreement between Bostad Direkt Stockholm AB, VAT. Nr. 556456-5785, hereafter referred to as Bostad Direkt, and the individual that purchases Bostad Direkts advertisement package “Search for a room”, hereafter referred to as the advertiser. The advertisement package is valid for 45 days at www.bostaddirekt.com.

Terms & Conditions

  1. The advertiser must be an individual who is at least 18 years of age.
  2. The advertiser must pay an advertisement fee of 295 SEK to access the room search. A text message-subscription to your cellphone is an optional extra and costs an additional 50 SEK for 50 text messages. No refund will be given on unused text messages.
  3. The advertiser may at any time during the advertisement period upgrade his/her membership to "Search for a residence" by paying the difference between the packages, 400 SEK. Upon upgrade the current package "Search for a room" will be converted to the package "Search for a residence" and the conditions in "Advertisement agreement for individual residential search" applies.
  4. Bostad Direkt registers the advertiser’s personal details in its database.
  5. Bostad Direkt reserves the right to hand out the advertisers personal details to individuals interested in subletting their residence and see the advertisers own advert in the “Find tenant” search section on Bostad Direkt's website.

Advertisement agreement for subletting

Valid from the 1st of February 2010.

General

The advertisement agreement between Bostad Direkt Stockholm AB, VAT. Nr. 556456-5785, hereafter referred to as Bostad Direkt, and the individual that makes their residence available for subletting at Bostad Direkt's webpage, www.bostaddirekt.com, hereafter referred to as the advertiser.

Terms & Conditions

  1. The advertiser chooses if the residence ad should be marketed towards companies or individuals. The advertisement is free of charge. Bostad Direkt does not allow ads that are marketed towards companies and individuals at the same time. The advertiser also receives a service package including one (1) credit information request on a possible tenant as well as access to leasing contract templates via the website.
  2. If the ad is marketed towards individuals the advertiser gives his/her approval to placing contact details in the ad. Contact details will only be shown to individuals who are registered and active at Bostad Direkt.
  3. If the ad is marketed towards companies, a Bostad Direkt's housing agent will handle the contact between the advertiser and the interested company. This is usually carried out via phone and/or e-mail. When Bostad Direkt's housing agent has negotiated a contact the advertiser is obliged to not withhold from Bostad Direkt that a binding leasing contract has been signed.
  4. The advertiser or the individual responsible for the leased residence is responsible for making themselves aware of the rules that apply for subletting the residence. For example it is the advertiser’s responsibility to apply for permission for a sublet at their own landlord or tenant-ownership association. Bostad Direkt assumes that the advertiser has begun applying for permission and that he/she at least has received a verbal permission from the landlord/tenant-ownership association prior to advertising via Bostad Direkt.
  5. Bostad Direkt has no responsibility in the agreement that the landlord and tenant agrees on in the leasing contract. Bostad Direkt is not a party in the leasing contract.
  6. The advertiser is responsible that the details in the advertisement are correct. It is not permitted to include any discriminating text. Any advertisements containing misinformation or discriminating content will be removed immediately from the website. Bostad Direkt reserves the right to remove residential advertisements where the advertiser/landlord has acted indecently towards tenants.
  7. Residential advertisements have different durations depending on if they are marketed towards individuals or companies, as well as depending on the type of residence that is being advertised. Information regarding this is available at the website and the advertiser should either update the advertisement by themselves or via customer service if the duration of the advertisement should come to an end and the apartment is still available.
  8. The advertiser has a home insurance policy that covers both the property and the furnishings and inventories that the advertiser intends to rent out.
  9. The advertiser can show the residence or has organised a representative who provides showings and acts as a contact person.
  10. The advertiser informs the tenant about the applicable rules and responsibilities. If responsibilities such as cleaning the stairwell are included, this must be clearly stated in the advertisement.
  11. The advertiser has serious intentions and when a showing is booked with a potential tenant, the showing is conducted at the agreed time and the advertiser does not raise the rent.
  12. The advertiser respects verbal agreements with the tenant (e.g. what the rent includes, date of possession and signing contracts).
  13. The advertiser conducts a dialogue with the tenant. The tenant is the advertiser’s contracted party as regards agreements, rent payments, etc.
  14. If the advertiser wishes to erase his/her details from Bostad Direkt's database they must contact customer service directly.

Other

The terms and conditions of this agreement might be changed by Bostad Direkt.

Terms and Conditions for our corporate mediation service

These terms and conditions are valid as of 20th of september 2010

General

This is an agreement between Bostad Direkt Stockholm AB, VAT-number 556456-5785, hereafter referred to as Bostad Direkt, and the company or corporation who has commissioned Bostad Direkt to locate and mediate one or several residences for the use of their staff.

Terms and Conditions

  1. Compensation for residential mediation

    Bostad Direkt has the right to charge a mediation fee after the tenant and landlord has entered into a leasing agreement, either by verbally approving the lease terms via any medium such as phone or e-mail, or by signing a contract for the lease.

  2. Start-up fee

    Bostad Direkt reserves the right to collect a start-up fee of 1500 SEK when a client commissions Bostad Direkt for the third time, where the client in the two earlier commissions have gone on at least two viewings and then still not finished the commission. When we have found you a residence, the start-up fee will be deducted from the standard mediation fee.

Note: The company/organisation/embassy must sign the contract with the landlord.
